1099 reporting for US owners

Generate 1099-MISC figures for owners, and what you still have to file yourself.

If you collect rent on behalf of US owners, the IRS expects a 1099-MISC for each of them. Staklio works out the Box 1 figure from your settlements, produces a copy you can send to the owner, and exports the whole year for your accountant.

Notas: Staklio does not file with the IRS. It gives you the numbers and the paperwork; filing goes through IRIS or your filing service, done by you or your accountant.

What goes in Box 1

Gross rents — what was collected on the owner's behalf before your commission and fees are taken off. This is deliberately not the amount you paid out. The IRS treats the full rent as the owner's income; your commission is their deductible expense, not a reduction in what they received.

Why Box 1 is bigger than the cheque

One owner, one year, twelve settlements. The two figures below are both correct — they answer different questions.

Owners do ask about this. The commission and fees are their deductible expenses — they claim them on their own return, which they cannot do if you report the net.

What counts and what does not

  • Counted: settlement lines from periods marked sent or paid.
  • Not counted: draft or approved periods — nothing is reported until it has actually gone out.
  • Not counted: owner stays. An owner using their own unit is not rent they received.
  • Not counted: expenses. They neither raise nor lower Box 1.

The reporting threshold

$600 for tax years 2024 and 2025. From 2026 the threshold rises to $2,000. Owners below it are still listed on the page, with their amount, so you can see who is close.

What has to be in place

  1. 1 Your payer details — legal name, address and EIN — entered under account settings. Without an EIN the form prints with a blank payer.
  2. 2 Each US owner's legal name, address and TIN, on their owner page.
  3. 3 The property switched on for 1099 reporting. If the option is not visible on your property page, contact support.
  4. 4 Settlements for the year marked sent or paid.

Producing the forms

Open 1099 Tax in the sidebar and pick the year. You get one row per owner: the Box 1 amount, whether they are above the threshold, and whether you hold a W-9. From there, download a PDF per owner, or export the whole year as CSV for your accountant.

Notas: The PDF is an informational copy for the owner's records. It is not an IRS-scannable form and should not be mailed to the IRS as a filing.

Where do owners get their 1099?

You send it. There is no owner-facing download — the PDF is yours to distribute.

An owner has no TIN on file. What happens?

The page flags it. IRS rules point to 24% backup withholding in that situation; Staklio does not withhold anything, so handle it outside the system.

Can I collect W-9s through Staklio?

Not as a self-service form. A US owner is asked for their TIN during their own onboarding if the account is set up for 1099; after that, you enter it on their owner page.

Only Box 1 is filled in.

Correct. Royalties, withholding and the other boxes are not populated — rent is what Staklio knows about.

Non-US owners?

Not covered. 1099 is a US regime; owners in other countries are simply not listed.
