The checklist that decides whether your first settlement is right.
Connecting your PMS takes a minute and gets reservations flowing. Everything that decides whether the numbers are correct happens after that, and none of it announces itself. Staklio will happily produce a settlement from an unfinished setup — it just won't be the settlement you meant. This page is the list to work through before you send anything to an owner.
Notas: Work top to bottom. Each item is checked in the order the system needs it: a settlement cannot be right if the rules are wrong, and rules cannot be applied to an owner who is not linked to a unit.
1. Your property is configured
Open Properties, choose your property, and go through each section. Two settings are worth particular attention because a wrong value never shows an error.
Check these

•Owner stay source — the booking source your PMS uses for owner stays. Staklio guesses "Owners". If yours is called something else ("Unit Owner", "Owner Stay", "House Use"), owner stays will never be recognised as such and will be counted as guest revenue.

•Non-room types — anything in your PMS that is not a bedroom: cabanas, parking bays, meeting rooms, storage. Exclude them here or they sit in the unassigned list forever, where genuinely missing rooms get lost among them.

•Currency, timezone and settlement cadence — the defaults are US dollars, UTC and monthly. Change them if that is not you.

•US 1099 reporting — off by default. Turn it on for US properties that need owner tax forms; nothing will prompt you at year end.
Notas: If the rate plan or booking source dropdowns are empty, they have not been fetched from your PMS yet. Ask support to refresh them — this is a known gap while PMS settings move to the property page.
2. Every room has a room type
Room types come in with the first sync, but a room can arrive without one. Rooms are grouped by type everywhere it matters — the balancer and automatic routing both work within a type — so a room with no type is in a group of its own, which means it always looks like it is next in line.

Any unit showing no room type needs one assigned, or excluding as a non-room type.

Re-run a sync if room types were added in your PMS after you connected.
3. Your settlement rules are yours
This is the item that most often goes wrong, and the one with the largest consequences. Staklio does not know your management agreement. Whatever rules exist on your account are either placeholders or nothing at all — neither is what your contract says.
What to verify under Settlements → Rules

•There is at least one rule set, and it has rules in it. An empty rule set deducts nothing: the owner is paid the gross amount.

•Every deduction in your management agreement is present — commission, cleaning, OTA fees, maintenance, anything else you retain.

•The percentages and amounts match the contract, not a round number someone assumed.

•The currency is right. It is taken from your first synced reservation, so an account set up before any reservations arrived can be sitting on dollars.

•Rules that should not apply to owner stays are marked accordingly.
Notas: Nothing validates this. A settlement generated against wrong rules looks exactly like a settlement generated against right ones — same layout, same confidence, wrong money. Check it before the first one goes out, not after an owner queries it.
4. Owners exist and are linked to units
An owner record on its own does nothing. What produces a settlement is the link between an owner and a unit, with a start date. Without that link the property generates nothing at all — no error, no empty statement, just silence.

What those four rows do

•Maria appears twice — same email, two rooms. She is created once and both rooms attach to her.

•Her second row leaves opening_revenue at 0 and the allowances blank: those belong to the owner, not to each room.

•Tom is a straightforward one-room owner.

•Grace has no email. She is created as a postal owner and receives no invitation — which is correct, since there is nowhere to send one.
To set up

Add owners under Owners — one at a time, or by CSV import for a whole building.

For the CSV, download the template first: it has the exact columns, including the unit code that does the linking.

Give every ownership a start date. It decides which reservations count.

Owners without an email address are fine — they are created as postal owners and receive no invitation.
Notas: Each owner you add is a billable line on your subscription. Importing a building of 300 owners adds 300. Removing an owner later does not reduce the amount.
5. A test settlement looks right
Generate one settlement period for a month that already has reservations, and read it before anyone else does.
What tells you something is wrong

•Nothing generated at all — usually no owner is linked to a unit, or the property is in the wrong ownership mode. Contact support: ownership mode is set by us, not by you.

•Gross looks right, net equals gross — your rules are empty or not applying.

•Owner stays appear as guest revenue — the owner stay source is wrong (item 1).

•Revenue is higher than you expect — check whether taxes or add-ons are being included; Staklio settles on net room revenue only.
6. Then, and only then, invite owners
Invite last. An owner who logs in before their units are linked sees a dashboard with nothing on it, and their first impression of your portal is an empty room. Once everything above is done, invitations give them a portal with real numbers in it from the first minute.
Notas: Invitations are sent by email with a link that sets their password. If an owner says they never received one, resend it from their profile — a bounced invitation is not reported back to you.
Can I do these in a different order?
Mostly yes, except the last one. Rules, units and owners can be done in any order, but invite owners only when the rest is finished.
What happens if I skip a step?
Nothing visible. That is the point of this page — an incomplete setup produces output that looks complete.
Who sets the ownership mode?
We do, when your account is set up. If your property runs on points or timeshare days and settlements produce nothing, that is the first thing to check with support.
My account was a demo. Anything different?
Yes — converting a demo to a live account clears the demo settlement rules, and they are not recreated. Start from an empty rules page and enter your real agreement.
